Mr. Ron Hantz has more than thirty years of professional experience in real estate development, community and economic development, policy advocacy and mortgage financing. He is a senior community development consultant to both non-profits and the private sector; he has consulted to private foundations, to government and to public and private organizations on community development issues.

Ron received his undergraduate degree in Sociology and African American Studies at University of Maryland Baltimore County. He has completed Georgetown Nonprofit Certification Program and has additional graduate course in city planning and holds a Master Certificate Graduate of the Johnnie Coleman Institute, where he received his formal training in metaphysical practices.  As founder and board president of the Network for Developing Conscious Communities, he is instrumental in advocating a new community development paradigm based on “conscious community development”

Ron consulting practice includes assisting community assisting community development corporations, community associations and faith based organizations with neighborhood planning, organizational development and applying for Internal Revenue Tax Exempt status. Over the last three years, as Network for Developing Conscious Communities board president, he has given more than 40 invited talks, media interviews and presentations covering the use of principle based practices to regenerate communities. He believes that in order to develop sustainable communities, there must be a conscious effort to raise the consciousness and connectivity of local stakeholders.

Ron sees his life purpose as elevating the Black consciousness in community development.

As Project Manager, he has developed over 140 units of multi and single family housing  in Maryland, Virginia and District of Columbia; securing over $30 million in government, foundation and private financing.

In addition, Ron has worked in the private sector as mortgage loan officer, originating residential and commercial loans in Washington, DC, Virginia and Maryland, amassing over $269 million in government and private equity mortgages.

In 2015, he has led NDCC’s partnerships to sponsor the “Community Development Challenges in Communities of Color Symposium” at Morgan State University in Baltimore, Maryland successfully attracting community stakeholders representing Black led asset builders and social entrepreneurs. The summit engaged local stakeholders in “conscious authentic dialogues” aimed at examining “best practices and strategies” for regenerating communities of color and building supportive networks.

In 2016, he initiated partnership with HBCU Coppin State University Non-Profit Alliance Program to host “The West Baltimore National Community Development Conference”. The conference theme was “Developing Innovative Ecosystems in Under Resourced Neighborhoods”. The conference engaged panel discussions on best practices strategies for addressing community development in under resourced neighborhoods and exploring new ecosystems for promoting new community development paradigms.

In 2017, NDCC co-hosted People and Places Conference with four national community network organizations National Alliance of Community Economic Development Associations, National Association for Latino Community Asset Builders, National Coalition for Asian Pacific American Community Development and National Urban League. This national conference convened community development practitioners to strategize on broad range solutions for blight remediation, equitable development and asset growth.

Real Estate Development Services

  • Acquisition- Obtain negotiating priorities for publicly and privately owned properties, contracts of sale or options to purchase for privately owned properties, and ownership transfers for donated properties.
  • Tax Credit Financing- Determine the feasibility of affordable housing tax credit program and prepare tax credit application.
  • Feasibility Analysis- Prepare single and multi- family project budgets and assessment of project’s ability to service debt.
  • Loan Packaging- Prepare loan and grant applications, including preparation of financial proforma, cash flow projections, amortization schedules, project descriptions and financial structuring of project.

Business Services

  • Complete state incorporation, establish board expectation for board prospects, facilitate board organizing meeting, and compile required supporting documentation to complete 1023 application, narrative, bylaws and policies.
  • Facilitate strategic planning sessions, board development and program development services. Conduct organizational assessment to determine what services are good fit for organization.

The property at 1030-1034 Euclid Street NW was seized by the District for housing code violations and non-payment of real property taxes. This building was occupied by an active tenant association whom selected Development Corporation Columbia Heights as their developer in a competitive process. These properties, which became known as “The Pool- Bundle Project” broke new ground as the District of Columbia’s
“first non-contiguous FHA insured project financed by the District of Columbia Housing Finance Agency with tax exempt bonds and Low Income Housing Tax Credit Equity with Community Development Block Grant.The project received from HUD Housing Choice Voucher Program project based 15 year vouchers (formerly Section Eight) rental assistance. This project provides “quality workforce housing” to tenants and included a signed transfer agreement of ownership of the property to the residents in 15 years.

The property at 1429 Girard Street NW was seized by the District for housing code and nuisance violations. This project was developed as “limited equity cooperative” to provide housing for working families. A tenant association was formed and board training was provided by Housing Counseling Services.

The Development Corporation of Columbia Heights purchased property in 1993 following CAS Associates, Inc. to maintain property as affordable rental units to lowand-moderate income families. The property DCCH developed the affordable apartments with units targeted at renters in the 60% of AMI income group.

Single Family

The Scattered Sites program provided housing opportunities for low and moderateincome families. Under the program, The Homeownership Group (THG), a collaborative of six non-profit housing developers, allocated 78 single-family properties from the DC Housing Authority for rehabilitation. The goal of the program was to increase home ownership for low and moderate-income households in the District, with emphasis on first-time homebuyers.
